Retroactive legalisation usually runs via a building application or a change-of-use notification. Key factors include daylight, room heights, fire safety and escape routes – requirements differ between federal states. We assess the building, clarify the requirements with the authority and prepare the necessary documents.

Whenever the new use triggers different public-law requirements than the old one – for example converting commercial space to housing, a barn to living space, or a shop to gastronomy. Whether permission is needed in a specific case depends on the federal state and the situation. We check this in advance.
Generally possible, but almost always subject to permission: habitable rooms must meet requirements for daylight, ventilation, room height and escape routes. For garages, parking space verification is added. An early feasibility check saves expensive surprises.

Often yes – but the division usually requires permission. Relevant factors include fire safety between the units, sound insulation, parking spaces and escape routes. We check feasibility and guide the procedure through to permission.
That depends on size, location and federal state: some projects are procedure-free, many are not – especially near boundaries or for heated conservatories. Procedure-free also does not mean rule-free: setback areas and the zoning plan still apply. We clarify this before you build.
Take deadlines seriously and answer the request properly – incomplete or incorrect submissions delay the procedure. We review the notice, compile the requested documents and handle communication with the authority.
