Architects and Engineers

Architecture begins with clarity.

We develop solid solutions for architecture, structure, energy, existing buildings, fire safety and building services – from the first analysis to completion.

Services

Design from one source.

Six disciplines, coordinated early and merged into one solid overall design.

01

End-to-end design and guidance for new construction, conversion and existing-building projects – from the first idea to completion.

Services in detail
  • Basic evaluation
  • Preliminary and final design
  • Building permission planning
  • Construction drawings
  • Tendering and award
  • Site supervision and post-completion care

02

Design process

A clear path to a solid project.

01

Understanding the project

We capture goals, requirements, existing structures, the plot and available documents.

02

Checking feasibility

We review building law, structure, use, energy, fire safety and technical requirements.

03

Developing the solution

Architecture and engineering are merged into one coordinated design.

04

Securing permission

We coordinate the necessary documents, verifications and consultations.

05

Guiding execution

Tendering, award, execution and quality are managed in a structured way.

About BATA GROUP

Planning takes responsibility.

BATA GROUP combines architecture and engineering into one coordinated design. Our standard: understand the task early, make risks visible, and turn that into clear, buildable solutions.

FAQ

Frequent questions before a project starts.

Retroactive legalisation usually runs via a building application or a change-of-use notification. Key factors include daylight, room heights, fire safety and escape routes – requirements differ between federal states. We assess the building, clarify the requirements with the authority and prepare the necessary documents.

Stay calm and do not rush to the authority. The sensible first step is a professional assessment: what was built, would it be permittable, which documents are missing? On that basis an orderly path to legalisation can be developed – or the risk assessed realistically. Read the full guide (German) →

Whenever the new use triggers different public-law requirements than the old one – for example converting commercial space to housing, a barn to living space, or a shop to gastronomy. Whether permission is needed in a specific case depends on the federal state and the situation. We check this in advance.

Generally possible, but almost always subject to permission: habitable rooms must meet requirements for daylight, ventilation, room height and escape routes. For garages, parking space verification is added. An early feasibility check saves expensive surprises.

Yes. Using digital 3D surveys and point cloud capture we create precise as-built floor plans, sections and elevations on site – a reliable basis for design, permit application and conversion.

Only with structural verification. Interventions in the structure require structural design and, depending on scope, a permit or stability verification. We assess the building, calculate the necessary support and deliver all verifications from one source.

Often yes – but the division usually requires permission. Relevant factors include fire safety between the units, sound insulation, parking spaces and escape routes. We check feasibility and guide the procedure through to permission.

That depends on size, location and federal state: some projects are procedure-free, many are not – especially near boundaries or for heated conservatories. Procedure-free also does not mean rule-free: setback areas and the zoning plan still apply. We clarify this before you build.

Take deadlines seriously and answer the request properly – incomplete or incorrect submissions delay the procedure. We review the notice, compile the requested documents and handle communication with the authority.

Absolutely. A pre-purchase assessment clarifies before you sign what is legally permissible, whether the building is permitted, and which risks lie in the fabric, structure or energy performance. It protects you from bad purchases – and strengthens your negotiating position.
